First-Time Buyer Checklist for Dubai Property
A step-by-step checklist for first-time buyers in Dubai, from setting your goal and budget to reading the contract and planning ahead.

Buying your first property is a big step, and a clear checklist makes it easier. Use the points below as a starting guide, and ask questions at every stage.
1. Define your goal
Start by deciding why you are buying. Is it a home to live in, a property to rent out, or both? Your answer affects the area, the type of property and the budget you should consider.
2. Set a realistic budget
Think about the full cost, not only the headline price. Along with the purchase price, there can be other costs, such as government registration fees, agency fees, and charges linked to financing. Ask for a complete breakdown early, so there are no surprises later.
3. Understand your financing
Decide whether you will pay in cash or use a mortgage. If you plan to borrow, speak to a bank or lender early to understand what you may be eligible for and what documents they need. Do this before you fall in love with a specific property.
4. Choose the right area
Shortlist two or three communities that fit your lifestyle and commute. Our Areas guide can help you start, and visiting in person is always worth the time.
5. Decide between ready and off-plan
A ready property is finished and you can see exactly what you are getting. An off-plan property is still to be built, and usually comes with a payment plan. Each has its own considerations. If you are looking at off-plan, ask about the project status, the payment schedule and the expected handover date.
6. Check the property and the seller
Make sure you understand the condition of the property, who owns it, and whether there are any outstanding charges or restrictions. For a new development, ask about the developer and their record on delivery.
7. Work with a licensed professional
In Dubai, property brokers and brokerage offices are regulated. Ask the agency for its trade licence and RERA registration details, and check them if you wish. A professional you can reach easily is also a big advantage when questions come up.
8. Read the contract carefully
Before you sign anything, read the agreement and make sure you understand the payment terms, deadlines and what happens if something changes. Do not hesitate to ask for clarification, and consider getting independent legal advice if you are unsure.
9. Plan for after the purchase
Think about what comes next: furnishing, moving, utilities, and ongoing service charges. If you plan to rent the property out, think about how you will find and manage tenants.
Quick questions to ask before you commit
- What is the total cost, including all fees and charges?
- What are the service charges, and what do they cover?
- What is the payment plan and the schedule?
- Is the property ready, or when is the expected handover?
- Who can I contact if I have questions after the purchase?
